01Grade
Most yards were never actually built.
They were sodded over. Beds went in without soil work, sprinkler heads were set wherever the trencher stopped, pavers went down on dirt, and the whole thing looked right for one season.
Then the sand moved. That is the job we get called about most, and it is why we start below the surface rather than at the plant list.
02Section
The part nobody photographs
Scroll, and the ground comes apart. This is what is under a finished yard, in the order it goes in.
- 01Mulch. Top dressing. It holds water in the sand and keeps the bed edge honest.
- 02Amended topsoil. The planting layer. What goes in here decides whether the plants live.
- 03Irrigation lateral. Poly line and risers, zoned for turf, beds and trees before anything is planted over them.
- 04Compacted base. Under every paver and walkway, so the surface stays level through a Florida rainy season.
- 05Subgrade. North Florida sand. Everything above it is a decision somebody made.

Lighting is the last layer, and the one people notice.
Low-voltage fixtures, set during the day and aimed after dark, because a light that is right at noon is wrong at nine. Path lighting to the front door starts at $1,500.
